 The General Manager isresponsible for daily operations at their local office. The position will entail approximately 70% Construction, 20% Sales, & 10% Office. Reports to the VP of Operations.

 

General Job Responsibilities

§Overall Local Office accountability.

§Responsible for ensuring Sales, Starts & Closing goals are met/exceeded

§Employee recruitment/interviewing.

§Understanding and enforcing of Brown Haven specifications, standards and included features.

§Leads all Weekly Office Meetings. The meetings are to start on time with 100% attendance.

§Provide feedback on market specific plans/architecture to add to our collection.

§Complete Q&C walks on homes under construction.

§Complete Employee quarterly reviews.

§Complete any necessary disciplinary actions.

§Safe work condition and environment at job sites and local offices; hold safety meetings on regular basis

§Accountable for collection of all payments especially final settlements.

§Manage local office budgets and review local office P&Ls

§Ensure customer satisfaction goals are exceeded

 

Construction Job Responsibilities:

§Build a trade base at office locations. Have a thorough understanding of all scopes of work and how to complete a new subcontractor package with pricing.

§Train and Support Project Managers and subcontractors on P.O.’s and VPO’s.

§Manage warranties through BHH personnel.

§Lead daily PM huddles, attend weekly GM virtual meetings as well as one GM workshop per month

§Ensure My Home Story app is updated a minimum of twice a week

§Review Avid Ratings

§Review construction schedules and ensure PM schedule is up to date in reporting software

§Approve/Deny and assist in processing out job variances

§Build positive, meaningful relationships with local municipalities, trade partners and suppliers

 

Starts:Ultimate accountability for the local office to move through the pre-construction process.

§Drive site evaluation approval, selection sheet sign-off’s, permits, & pre-construction meeting sign-off’s.

§Hold ALL Pre-Construction Meetings

§Work with preferred lenders to ensure all financing is in place

 

Closings:Ultimate accountability for the local office to hit closing dates

§Manage that Project Managers are completing the Quality Control Checklist.

§Critical On Site Walkthrough Points:

§Foundation Walk; checking the site survey to actual construction.

§Framing Walk

§Complete Home Certifications &Homeowner Orientations

 

Sales Job Responsibilities:

§Manage Site Evaluations (ie. Scheduling/delegating)§100% of site evaluations must be reviewed with sales upon completion. This meeting will consist of red lining plans to show any sub walls, retaining walls, day light walls, or other information to construction. Our goal is for our final plans to be as accurate as possible before breaking ground.

§Assist sales with drive-by’s for clients when needed.

§Technical Questions (Questions about redlining etc.)

§Call every customer the day they sign a contract and thank them for Making The Right Choice.

§Assist sales with special pricing.

§Understand and support BOLT training; make sure not to contradict or undermine.

§Teach Sales to Avoid the Bad Deal

§Quarterly construction open houses for sales purposes and 8 design center afterhours events.

§Assist New Home Specialist as needed to close deals

§Be aware of upcoming sales appointment and mindful of closing ratio

§Assist New Home Specialist with leads that are on hold

§Build relationships with local realtors for client referrals

§Give feedback to Home Office for local marketing ideas

 

Job Requirements:

§People skills to articulately and professionally handle communication with customers, employees and vendors.

§Organizational aptitude to manage the local office and all pre-construction & construction process.

§Must have strong Microsoft experience and the ability to learn our in-house software programs. Computer aptitude and willingness to learn to process needed data and to communicate via letters, spreadsheet reports and database maintenance.

§Must have understanding and willingness to process permit requests in a timely fashion and to insist upon accurate reporting to/from municipalities.

Organizational Relationships:

REPORTS TO:VP of Operations

POSITION TYPE:Full Time: Monday-Friday 8am-5pm & Weekends as needed.

TRAVEL:Local and Non-Local Travel will be required as needed.

WORKS WITH:Centralized Accounting Department, Construction, Sales Management, and outside vendors, building departments, and trade contractors.
