Job Overview:

  • The New Home Specialist provides new home sales for the growth of the company as well as facilitation throughout the sales and pre-construction process.
  • This position reports to their local office General Manager.

Responsibilities & Duties:

  • Sell Brown Haven Homes to fill slot schedule out to 90 days.
  • Learn and actively use BOLT sales methodology.
  • Maintain all new customer leads.
  • Nurture existing leads by cold-calling and maintaining contact.
  • Maintain schedule with all customer appointments.
  • Represent Brown Haven Homes and meet with potential homeowners to educate them on their building process and home products.
  • Listen to potential homeowners and match their specific wants and needs to the appropriate Brown Haven Homes Collection Plan.
  • Set Clear Expectations throughout the customers entire Brown Haven Home Experience.
  • Schedule home tours for each appointment.
  • Master contract preparation, red lining of plans and option pricing from price book.
  • Prepare handwritten thank you cards after each new customer meeting.
  • Follow-up within 48 hours if potential new homeowner attends any Brown Haven Event.
  • Take photo of all New Brown Haven Homeowners and send to marketing for social media.
  • Maintain preconstruction schedule and communication with the Director of Preconstruction.
  • Follow up weekly with any homeowner activity in the preconstruction process.
  • Schedule drive-by and/or site-evaluation with Project Managers and Homeowners.
  • Present site evaluation numbers to Homeowners with Project Manager present.
  • Release jobs from contingencies.
  • Schedule selections appointment with Design Specialists and Homeowners.
  • Ensure Selections are 100% signed off before drafting begins.
  • Communicate with Director of Preconstruction to schedule Design Meeting.
  • Facilitate Design Meeting to finalize all plans, amendments, and financing.
  • Assist on spec homes as needed, when directed by VP of Operations.
  • Use the present tense.

Qualifications, Knowledge & Skills:

  • Maintain a high degree of integrity and honesty in all business dealings.
  • Be professional in dress, manners and conduct.
  • Able to work well within a team environment.
  • Must be a self-motivated individual with high energy level, attention to detail, & positive attitude.
  • Ability to work independently or with minimal supervision in a fast-paced environment
  • Proficient in verbal & written communication.
  • Familiar with Windows & MacOS Operating Systems, Microsoft Office applications such as Outlook, Excel, & Word, AND/OR willingness to learn said operating systems & office applications.
  • Also, willingness to learn internal software & scheduling programs.
  • Working Conditions & Physical Requirements:
  • Working predominately in assigned local office.
  • Work Schedule is weekdays from 9:00am-6:00pm & weekends from 10:00am-5:00pm.
  • Normal work week is 5 days.
  • Monthly Schedule to be coordinated with General Manager
