Does your pricing on the website reflect site improvements?

No, pricing does not reflect site improvements. However, as a turn-key builder, we will take care of all your property preparation needs. We submit an estimate at time of your initial meeting that covers the general bases of construction and preparation costs. Following that meeting, our top priority is to get out to your property and replace that estimate with a final fixed price. 

What does the base price of the home include?

How do you handle price changes? Are there any additional costs incurred throughout the build?

We are a fixed-price builder! Brown Haven provides a price promise, which means when we dedicate our company to providing you with what you have asked for, it will be delivered at the price that we have guaranteed. This is why it is important for you to lock in your pricing with our New Home Specialists.

How customizable are your plans?

Our plans have been architecturally drafted and structurally engineered with low maintenance and high efficiency in mind. Our goal is to provide homes that are practical and comfortable, offering different styles and a striking appeal. When you choose one of our plans, we can guarantee that each aspect of the home is reviewed with you in mind so as to deliver the best quality home possible. We will make personalized changes to our plans, but only if the changes will not adversely affect the overall home.

What should we expect at the initial meeting?

You will set an appointment with one of our experienced and highly trained New Home Specialists. During that appointment, we will help you pick the plan that best suits your wants and needs. Over half of our clients enter into a purchase agreement at this meeting.

Should we purchase property before or after the home is purchased?

Either is fine! It’s a common misconception that you are required to purchase property before you come to see an “on your lot” builder. But we can help you search for and purchase property if you do not have it before purchasing a Brown Haven home. We have Land Specialists with extensive knowledge and experience of the areas that we build in. And we will take the time to make sure the home that you want is placed properly on your property.  

What is the time frame of the build?

Quality is always our main priority; therefore, we calculate the build time at a minimum of 6 months. Once we evaluate the details of your home and home site, we will provide you with a start date and completion date. Typically, the build time is 8 months from start to finish, including financing. On occasion, there are circumstances (i.e. financing, final approvals, weather) that can alter the timeline, but we will provide clear communication and support throughout the entire process. 

How does a new home construction loan work?  

A New Home Construction loan, also known as a Construction-to-Permanent Loan, is a type of loan that allows you to borrow from the bank to pay for the construction of your new home. They are very common and provide greater opportunities than most other types of loans. Most of our clients appreciate the fact that you are only required to pay the interest of the loan for the first 12 months. This allows you to make the transition into your new home from your existing one. Our preferred lenders offer competitive interest rates, and operate with promptness and clear communication. It is a common misconception that you must sell your current home in order to fund your new one. We highly recommend speaking with one of our preferred lenders so that they can talk you through your financial possibilities. 

What kind of warranty programs do you offer?

You are covered with a whole-home warranty for 1 year after you receive your Certificate of Occupancy. Additionally, you are covered for another 7 years structurally, and the majority of products we use to build your home carry warranties, as well. 

Our Warranty Department is home to the best technicians in the field. You will be provided with a communication portal called BuilderTrend that allows you to submit any possible warranty issues. 

How does the building process work?

You will: 

  • Choose a plan that suits your wants and needs
  • Approve a purchase agreement and lock in your pricing
  • Secure a home site and discuss the evaluation of your home site
  • Line up your financing details
  • Make selections from our luxury included features and finishes
  • Attend a pre-construction meeting to confirm all the details

We want building a new home with Brown Haven to be an exciting and rewarding accomplishment. Though we strive to make this a stress-free experience, we realize that it can be overwhelming. We will provide all information necessary for you to be comfortable making this considerable investment in your family’s future.

Do you insure the build? Do we need additional insurance?

We provide Builders Risk insurance. We do recommend, with your best interests in mind, that you take out an additional liability policy. We require our trade partners to provide proof of all licensing and insurance as well.

What are we responsible for? How involved can we be in the process?

You can be as involved or uninvolved as you like. We give you the choice! We are dedicated to building your dream home, and will take care of all the details. We require, through all stages of the process, that communication is the top priority. In a lot of circumstances, it’s not a practical option for our clients to be involved since they are not nearby or their schedules just do not allow it. We provide you with a communication portal called BuilderTrend, which shows you updates as we go. We will allow you to visit your site, as requested through your Project Manager.

Do you sell spec homes or have model homes for us to view or walk through?

We have existing homes available to tour. We encourage our homeowners to participate in our Ambassador Program, which rewards them for showing off their home to prospective buyers. We also offer move-in ready homes in certain areas. Please call for availability.
