What to Expect During Your New Home Process


Brown Haven Homes is THE custom home builder of North Georgia, North Carolina, and South Carolina that delivers upfront pricing and an upfront process. Our team of New Home Specialists provides guidance throughout the entire custom home process in addition to same day pricing quotes. To ensure that we meet our homeowner's expectations, we adhere to a strict construction schedule from the moment you sign your Purchase Agreement! Buyers should keep in mind that ANY modification to this pre-construction schedule below could affect pricing, start date, and move-in date.


On-Site Meeting: During this meeting, you will meet with a Brown Haven Project Manager at your home site to discuss the preferred placement of your new home. The Project Manager will advise you on the optimal placement of your home for the best blend of curb appeal and value. The Onsite meeting must be within TWO business days of signed Purchase Agreement.

Haven’t secured a lot to build your new custom home on, no problem. Brown Haven clients typically find land within 5 business days by partnering with our land specialists! Once Land is identified, Brown Haven will complete a preliminary evaluation on a maximum of two properties at no charge.

Site Evaluation Authorization: During this meeting, we will review all site-specific development investments that are needed to prepare your property. At the conclusion of the meeting, we will authorize the investment amount. The Site Evaluation Meeting must be completed within THREE business days of On-Site Meeting.

Selections Meeting: At this meeting, you will select and authorize all the features, finishes, products, and colors for your new home. Whether it’s choosing the wood finish for your cabinets or the high-impact stone for your fireplace, you’ll find only the finest materials to create the ideal living spaces for your family. Browse our extensive selection of features in our Design Studios kitchens gallery, living rooms gallery or bathroom gallery. The Selections Meeting Must be completed within EIGHT business days of Site Evaluation Authorization.


Design Authorization Meeting:This meeting is the last opportunity to make any amendments to your new home plan and/or selections without administrative fees. No structural changes can be made after this meeting. The Design Authorization Meeting must be completed within EIGHT business days of Selections Authorization.

Pre-Construction Meeting:  At this time, you will meet with your General Manager to ensure that Brown Haven clearly understands your expectations and that you understand your responsibilities in the building process. At the conclusion of this meeting, all communication regarding your new home should be directed to your Project Manager. Once we break ground on your land, you will be able to utilize your homeowner portal, Buildertrend, to view photos, receive regular updates, and even communicate with your Project Manager!The Pre- Construction Meeting must be completed within NINE business days of The Design Authorization Meeting.

Once the Pre-Construction Meeting is completed, Brown Haven will typically break ground on your new home in 10-15 business days. Between the time that we complete the home and when you move in, a Homeowner Orientation will take place. During this orientation, your Project Manager and/or warranty technician will introduce you to your new home!
