Building A Custom Home on Land You Own


Do you have land in Georgia, North Carolina, or South Carolina that you want to build on, but don’t know where to start? At Brown Haven, we provide you with the steps to make your dream home a reality! From meeting with a New Home Specialist to pick out your floor plan to taking the final inspection tour before you receive the keys, we help you every step of the way so you can get the custom home you deserve. At Brown Haven Homes, we believe that our greatest resource is our people. If you don’t have land, we can help you find it!  Don’t be intimidated by building your custom home on your land. So you have your land, now what?
Once you have found and purchased the land you want to break ground on, we will schedule the initial site evaluation. During this first step of the pre-construction process, we will meet you on-site to assess the building conditions of the land. Since each home site is unique, site specific preparation including permitting, clearing, grading and other site-related costs can vary. You will also meet with your Construction Manager to discuss the preferred placement of your home.

Within three days of the site evaluation, our team will meet with you in-person to review all site specific development investments that are needed to build a Brown Haven new home on your land. Once you’ve authorized these costs it’s on to the fun part...

Time for Selections!
We’ll schedule a Selections Meeting at the Brown Haven Design Studio closest to your land. By this time, you and your New Home Specialist will have finalized the structural layout of your home and you’re ready to incorporate the personal touches throughout your custom home design. During the selections consultation, one of our experienced Design Specialists will help you choose all the features, finishes, products, cabinets and colors for your new home. At Brown Haven, we can help you craft a home you truly love!

Review and Authorize your Selections
You and your New Home Specialist will discuss your plans, specifications, and selections to finalize all documentation. This is your last chance to make changes to your new home without additional fees and we know this can be overwhelming. We’re here to help, so don’t be afraid to ask our friendly team of professionals any questions you may have to put your mind at ease.

It’s after this documentation is complete, that Brown Haven will start finalizing your plans for construction. This will include pulling permits, placing orders for materials, and scheduling with our trade partners.

Is it time to break ground on your new home?
Almost! But first, we’ll have a pre-construction meeting so you can sit down with your project manager and review all the details that will help keep your delivery timeline on track. Now that it’s time to build your custom home on your land, your Project Manager will be in touch regularly so you can stay on top of the progress of your new home.

Now enough waiting...Let the construction begin!  

Time to settle in
As we near completion on your new custom home, we’ll give you a new home orientation and take you on a detailed walkthrough to make sure we’ve met your expectations and everything is 100% complete and correct before you move-in. Since our job doesn’t stop when you get the keys, we will go over your home warranty and how to make future service requests.
